In addition to traditional leasing duties, we will negotiate leases, oversee legal representation, manage design and construction consultants, and structure the financial elements of the deal to achieve the highest return for the owner.
Tenants never leave a building without a reason, such as changing space needs, poor property management, cost considerations, etc. It’s not uncommon that a tenant’s space needs change years before the expiration of their lease terms. From property managers to porters, our property management team has been trained to look for what may signify a reason for moving, and report such observations to our leasing team. This often gives us the opportunity to meet the needs of a tenant-client in mid-term, reducing rollover exposure and transaction costs.
Performing tenant interior construction for ourselves and third party clients is a dramatic advantage to a leasing team. Engaged early in the lease negotiation process, our project managers can manage design consultants, provide pricing guidance from sketches, assist in the investigation of specialty improvements, and value engineer improvements early enough in the process to achieve savings. Upon lease execution, the tenant interiors team becomes the liaison to our new client as they transition into their quarters.
