Good afternoon and thank you for coming. I know many of you are here because of your friendship with and affection for David [ David E. Putman, M&A's Vice President Leasing, Austin ] and I want to say that we are fortunate to have him lead our Austin efforts.

While many of you have come in part because of David, I trust you have also come to learn something about Round Rock, Frontera Crossing, and Moore&Associates. Mayor Maxwell did a wonderful job talking about Round Rock and we are delighted with our partnership with the city. David has spoken about the unique and timely opportunity that Frontera Crossing offers.
